Question 1

Which area in Mumbai has the highest property appreciation?

Accepted Answer

Panvel, Chembur, and Goregaon have shown the highest 3-year appreciation (15–25%) driven by infrastructure projects. Historically, Powai and BKC have delivered the best long-term capital growth.

Question 2

Is Navi Mumbai better than Mumbai for investment?

Accepted Answer

Navi Mumbai offers higher ROI potential due to NMIA airport and Trans-Harbour Link. However, rental yields and liquidity remain higher in Mumbai. For long-term capital appreciation, Navi Mumbai is attractive. For rental income, Mumbai suburbs win.

Question 3

Should I invest in property near the Mumbai Metro?

Accepted Answer

Yes. Historically, areas within 500m–1km of new metro stations see 10–20% price increases within 2–3 years of metro operationalisation. Borivali, Andheri, and Goregaon metro corridors remain strong bets.
